Our story of a great home sale experience with Brian Combs begins with someone else - a good friend - which is always the case when sharing news that you’ve decided to sell your home. Our friend suggested we contact Brian Combs because he would know exactly how to assess OUR needs and how to sell OUR home, not just anybody’s. She went on to tell her Brian Comb’s story - wow - she was impressed enough to remember the whole story so we listened! Brian had approached her and her husband with a polite knock on their door to ask how the “For Sale by Owner” sign he’d noticed was working for them.

This past spring a different friend called to say she’d read on social media that a realtor she knew had posted a search request for a house to sell his client and my friend knew it described our home we were considering selling. She said this realtor was a “go-getter” and used all avenues to find the right house for his clients (they had been clients two previous times themselves). His name was Brian Combs and he had a real passion for his job in real estate. Sound familiar? Yes, it did to us too! So, we said sure, he could come look at our house to see if it met his client’s needs. Brian approached our home with no slick, ulterior motives. He was there to assess it for his client. The next day he did show our home to his client.

When he called to tell us his client had chosen a different property, he said he’d genuinely like tto have us as client’s when we did decided to market it. He would give it his full attention with an assistant and all the modern campaign tools that reached buyers. He didn’t pull any punches saying the key, as he’d learned and had become very adept at over his years in the business, was pricing our home “properly”. Also, that our home, honestly, would only sell at the price buyers are willing to pay and it is his job to discern that dollar amount and share that with us. That way we could select the price to list at with great confidence. He saved me a lot of time by not showing me houses in which I would not be interested. He gave me a lot of tips on things I would not have known to look for, for example the size of a kitchen for the size and price of the home. He also knows how to make an offer. He does his homework and knows what is a good offer and what is not, and also what to do to make an offer attractive to the seller. The market was really hot when I was buying and there was not much inventory.

The house I bought got 8 offers the first day it was listed. We got there very early in the morning that day, thanks to Brian, so my offer was the first one. He talked to the homeowner and figured out that a long closing would appeal to her, so we put that into the offer. Even though there were other offers for the same amount, she picked mine. I think it was both the closing time and that she liked Brian right off.

After I bought the house I took my time moving and then wanted to fix up my condo before I put it on the market. Brian advised me what to fix and what not to fix. I had put the condo on the market several years ago and then took it off. That realtor told me to paint, carpet, redo some counter tops, etc. Brian told me that painting was not needed - would not help it sell or get any more money back. So we put in new carpet and one new counter top. Brian has contacts all over Vancouver and can get good deals on the work, so I used his contacts. He did all the legwork on that and got things done quickly. The condo was in a very niche market (it is 3000 square feet, but has no yard), so I did not expect it to sell quickly. It was sold in one day. Again, I credit Brian for helping me price it right and for knowing what to fix and what not to.

Brian is so easy to work with! The whole process, which could have been stressful, was really a lot of fun. I would recommend Brian to anyone.

As we started the process of selling our home and finding our future home, I don’t think we could have imagined it working out so well.

First, as you know, we attempted for nearly a year in 2012 to sell our home. We had a few showings and a few interested parties but after no success we removed it from the market at the end of 2012.
